Our Vacant Property Refurbishment Project Management service is designed to take the stress out of your renovation journey by managing the entire process from start to finish.
We’ll work with you to transform an eligible property into a warm, modern, energy-efficient home, handling all the moving parts along the way. From contractor coordination and sourcing materials to scheduling works, ensuring compliance, and managing timelines, we keep everything running smoothly and on budget.
Our team will also assist with the full grant application process, including both the Vacant Property Refurbishment Grant (up to €50,000) and partnering with accredited SEAI One Stop Shops to ensure you maximise available funding and avoid unnecessary delays.
About the Scheme
The Vacant Property Refurbishment Scheme provides up to €50,000 in funding to renovate homes that have been vacant for at least two years and were built before 2008. If the property is deemed derelict (structurally unsound and dangerous), you may qualify for a top-up of €20,000, bringing total support to €70,000.
As of May 2023, the scheme has been expanded to include homes that are rented out, not
just primary residences—making it ideal for both homeowners and property investors.
The scheme supports a wide range of renovation works, including but not limited to:
- Demolition, strip-out, and site clearance
- Structural repairs and roof replacements
- Internal and external finishes, painting, flooring
- Plumbing, heating, electrical, and ventilation systems
- Bathroom and kitchen installations
- Windows, doors, and insulation
- Professional services (engineers, surveyors, architects)

Initial Consultation
A member of our team will arrange a house call. We will discuss your ambitions and ultimate goals for the completed works. This is the starting point in your journey leading you towards an energy-efficient, cost-effective sustainable home.
Retrofit Survey
As a valued partner with nationwide One Stop Shop’s, we will guide you towards the appropriate OSS provider, based on your funding model. If required we will also conduct a technical assessment report, both carried out by a registered BER assessor.
Presentation Of Budget
Following receipt of the BER and Technical assessment reports from the independent assessor, we will prepare a budget forecast for the works. This will include the energy upgrade recommendations, together with all the associated construction works to facilitate your home upgrade. At this point, you will be made aware of the SEAI grants your project will benefit from. We will work with you to develop the project plan and confirm the scope of works to meet your budget.
Project Management
Following agreement on our collaboration to complete the home upgrade, we will project manage the entire process. C&B Cormican will provide a service that will address each aspect of your retrofit journey through the construction to final handover. We will be the conduit between you the client, works on site and grant administration.
Potential SEAI Funding Amounts
The SEAI Provide funding though grants to cover or supplement the cost of upgrade works. You can find more information on the levels of funding based on your property via the SEAI website.
